Gloucestershire Mother of Three Rewarded Over £1,800.00 From Sanctuary Housing

Our client live in a ground floor flat which sat directly facing a main road, in Gloucestershire. The property comprises of: Access hall, bathroom, living room, kitchen area, and two bedrooms.
Our client had stated that all disrepair within the property had been highlighted to Sanctuary Housing since October 2019.

The list of disrepairs within our clients property are as follows:

Living room:

  • Damp and mould located around near all of the electrical point
  • Hot pipework in the ceiling has led to cracks and bowing


  • Damp and mould
  • Extractor fan does not work up to standards
  • Cupboard doors are broken
  • Inadequate space for the fridge/freezer – Which also requires sufficient ventilation


  • Damp and mould
  • No fan for ventilation present
  • Bath side panel is missing, due to a previous leak
  • Bath does not drain properly due to blocked pipes

Bedroom One:

  • Damp and mould
  • Door frame is faulty

Bedroom Two:

  • Damp and mould
  • Window does not open correctly

Bedroom Three:

  • Inadequate sleeping space for her children to all sleep in this room


  • Issues with handrails on the staircases
  • Client does not have access to a kay for the communal area


Following expert reports and surveys of the clients home, the case was brought to a settlement and repairs works were agreed to be completed by the Housing Association. As a result, our client was awarded a sum of £1,836.55,. for the inconvenience caused.
The outcome has provided out client with security and an understanding of her rights for the future.
